The Breen’s charming blend of heritage and contemporary saw strong interest amid COVID-19 restrictions. Sold by Tom May and Paul Keane of Jellis Craig.
The Breen, a working property on approx. 46 hectares in the rich farming district of Romsey only 50 minutes from Melbourne CBD, has been sold by Tom May and Paul Keane of Jellis Craig.
Privately nestled amongst old oaks, elms and pines, the property’s homestead is one of the finest in the Macedon Ranges, with an original Colonial 1860s cottage and 1880s Victorian home merged, extended and modernised under the guidance of heritage architect Robert Sands.
Magnificent gardens by Paul Bangay complement the rural landscape with structured hedging, rolling lawns and intimate garden rooms, with not a house in sight.
Tom May told WILLIAMS MEDIA the property was put on market one week after the Federal Government announced COVID-19 restrictions on the property market as the vendors were ready to sell and were confident with the market.
“There were three very interested buyers, but one moved first, and it sold in under 30 days within the estimated price range of $3.4 - 3.6 million.”
Only online advertising was used during the campaign, rather than print advertising and 10 private one on one inspections were held. The buyer, from the inner north of Melbourne, already had a smaller rural property, but is making a more permanent move to the country.
“Interest was high because special properties such as this don’t come up for sale often, it is a working farm steeped in history with a great architectural extension by heritage architect Robert Sands - and there is room for further update if desired,” Tom told WILLIAMS MEDIA.
First selected by the Anderson Family in 1857, the land was held for the following 111 years.
The Breen remains a working farm with excellent infrastructure including bore, shearing shed, hay shed, cattle yards, stables along with numerous outbuildings.
The farm offers numerous options to the new owner to explore various agriculture pursuits or simply agist to a local farmer, while a 2-bedroom manager's residence again provides several opportunities, with the property located only 50 minutes from Melbourne CBD, 30 minutes from the airport and 10 minutes from Woodend.
