This brand new family home, located just moments from cafes, boutique shopping and Eagle Farm Raceway, has been sold by Matt Lancashire and Christine Rudolph of Ray White New Farm for an undisclosed price in the “high million range”.
The stunning five-bedroom Hendra home was designed by renowned architect Michael Fiumara of Profile Architecture and built by JMC Construction builders, in a style that blends classic Queenslander with contemporary edge.
“The seller was looking to achieve in the high million range and we achieved this price,” Christine Rudolph told WILLIAMS MEDIA. “This sale will be the highest sale in Hendra for a renovated property on a 405sqm block as well as a street record for a 405sqm sale.”
“Hendra has undergone a massive growth spurt in the past 12 months. We have seen a flurry of buyer activity in this suburb particularly during COVID where we have put 4 properties under contract in the past month, all for benchmark prices in a range from sub $1m to early $2m.”
Christine told WILLIAMS MEDIA the month-long campaign started with an off-market listing. “The buyer came straight from an email sent out to hot buyers we were working with in the price range around the $2m mark. They made an offer straight away and wanted to take it off the market prior to us launching.”
However, based on the strong interest at several private inspections prior to an official launch, the seller elected to launch to the market to drive greater buyer competition and interest. “This was a great strategy as this created buyer tension with multiple offers placed on the property,” Christine told WILLIAMS MEDIA. “The buyer, who came through several opens, could see the great interest in the property, and increased their offer to be the successful purchaser.”
The launch of the listing coincided with an easing of COVID restrictions, so there were 30 in person inspections during the campaign and no virtual tour filmed. “The strength of the photographs in our exclusive database launch was enough to entice the buyer,” Christine told WILLIAMS MEDIA.
“There was an interesting cross section of buyers. The successful purchasers were downsizing, in their 50's and still had one child living at home. The floorplan provided the option of guest bedroom on the lower level as well as two fully ensuited bedrooms and third bathroom on the upper level. There was also strong interest from professional couples in their early 30's and families looking for low maintenance living.”
“This home set a benchmark for luxury in Hendra. It was an ambitious entry into an untested market for Sydney luxury property developer Linda Kugel. As a special touch she sourced a picture from the State Library of the St Ledgers Stand at Eagle Farm racecourse dating back to the late 1800's, paying homage to the history of Hendra and the home’s origins as an early 1900's workers cottage,” Christine told WILLIAMS MEDIA.

“Buyers who traditionally were fixed on Ascot, Hamilton and Clayfield are now looking to Hendra as a highly desirable suburb particularly because of the consistency of wide, leafy green tree lined streets and a rarity of having no unit developments which is extremely appealing. The Nudgee Road shopping precinct has brought a greater variety of shops and restaurants to the area,” Christine told WILLIAMS MEDIA.
