One of Toorak’s most significant estates is preparing to go to an international sales campaign, in what may deliver a new Victorian residential price record.
Evans Court Estate, which sprawls across more than one acre (4050sqm approx) in the heart of the city’s premier suburb of Toorak, is being offered as a one of a kind private compound that its agents predict will attract attention from leading individuals, families and corporations the world over.
The unique holding, which features six luxury homes on individual titles set around its grounds, has a rich Toorak history. It’s main residence, “Windarring” was the first to be built in revered Glyndebourne Avenue in 1920, and featured on magazine covers and society pages in the years that followed under the ownership of Melbourne’s well known Derham family.
The estate would later become the home of prominent former BP Chief Executive James Stafford-Fox and his wife Moyna, who added five more homes during their tenure to create an exclusive residential retreat. The couple sit amongst Melbourne’s most important philanthropists, having founded and funded the renowned Stafford-Fox Medical Research Foundation. After their passing, proceeds from the 2013 sale of the estate went towards funding ground breaking dementia research.
The estate is currently owned and occupied by the Melbourne-based Roche family, who have undertaken a major rejuvenation program to the homes and grounds.
A highlight of this is an approved plan to expand and modernise “Windarring”, with drawings and an architectural model produced for the campaign showing a grand vision to return it to its place as one of Toorak’s leading residences.
Three further homes have been recently completed and ready for immediate occupation. Sleek and contemporary in style, these residences offer an irresistible balance of beautifully curated interior spaces framed by superb outdoor amenities.
An exceptional four bedroom residence fronting prestigious Evans Court is currently under construction and is scheduled for completion prior to the close of 2018. A further impressive free-standing home comes with a fully approved design plan, offering the scope to occupy as is or proceed to development at any time.
Abercromby’s director Jock Langley, who is handling the sale along with Mark Wizel of CBRE, describes Evans Court Estate as “a genuine legacy.”
“This property sits in an entirely different category in terms of prestige, position, privacy and potential,” said Mr Langley.
“Whoever purchases this estate will be securing both a piece of Toorak’s history and an almost unrivalled asset to hold into the future.”
CBRE’s Mark Wizel says the rarity and scale of the offering will almost certainly ensure it garners attention both across Australia and overseas.
“Melbourne has become a global city, with the real estate market garnering significant investment from an array of international buyers, predominantly from Mainland China, Singapore, Malaysia and Hong Kong,” said Mr Wizel.
“This international interest could not have been better highlighted than by the recent acquisition of 18 St Georges Road for close to $40 million
“Many of these investors are coming with the view to relocate permanently, meaning Melbourne’s luxury housing markets are very much on the map for Asian buyers“
The Evans Court Estate is being offered via an Expressions of Interest campaign closing 8th March 2018.
